    A new 349 room tower called The Cove is currently under construction. The Cover is an expansion to the Swan and Dolphin complex and will include 349 guest rooms built across Epcot Resorts Boulevard near the existing hotels and Fantasia Gardens.

    The hotel will be leased by Marriot International / Tishman Hotel Corporation, the same group that leases the Swan and Dolphin hotels.

    A rooftop restaurant will seat 375 guests as well as an additional 40 at the bar. The pool is approximately 2500 square feet in size.

    The parking lot will have 321 spaces with 50 reserved for miniature golfing.

    May 8, 2020: @Attractions Magazine posted a photo of the ongoing construction for The Cove

    November 27, 2018: WFTV.com is reporting that the new hotel under construction near the Swan and Dolphin resorts will be called The Cove. The Marriot owned and operated hotel will add 349 additional guests rooms to the Swan and Dolphin complex on the opposite side of Epcot Resorts Boulevard.

    September 18, 2018: Tishman.com (the owner/operator of the new hotel) released an additional piece of concept art.

    September 10, 2018: Disney Officially confirmed that a new 14 story tower will add 349 guest rooms, meeting space, a swimming pool and a restaurant with bar and lounge at the Swan and Dolphin Resort.

    September 4, 2018: OrlandoParksNews.com is reporting that special event space adjacent to the Fantasia Gardens miniature golf course had its last day of operation yesterday to make way for the hotel expansion.

    August 20, 2018: WDWMagic.com user RTeetz is reporting that the Tennis Courts will close on September 1, 2018.

    July 13, 2018: WDWMagic.com user alex0c shared details on the project. The poster stated they were in the real estate industry and information on the project recently crossed their desk.

    • Tishman is partnering with MetLife to build the new 350 room hotel
    • They are currently seeking a 7-year, $627 million loan to refinance the existing debt on the property
    • $180 million of that would be a construction loan for the new hotel
    • The Swan and Dolphin hotels generated $35.5 million of net operating income last year, up from $25 million in 2016 (guess those renovations paid off!). Occupancy last year was 91%
    • Tishman has a land lease which runs through 2041 with two 25-year extension options

    October 17, 2017: The Orlando Sentinel is reporting that Coastal Construction Group is in charge of the expansion of the Swan and Dolphin Resort.

    February 1, 2017: On Episode 120 of the Unofficial Guide’s Disney Disn Podcast with Jim Hill, Jim referenced the parking garage possibility, but also suggested that this area could be home to a new resort.

    January 16, 2016: In a Premium Episode of the Disney Dish Podcast with Jim Hill, Jim reports that the height test balloons were being used to measure the height of a new cast member parking garage.

    January 12, 2016: WDWMagic.com TarzanRocked99- has posted photos of balloon height testing over the Fantasia Mini Golf Section. WDWMagic.com user marni1971 suggested that this could be for a third tower in the Swan and Dolphin hotel complex.
